What this page records.

If you only read the page

Because there is no identifier, the same person opening the page twice is counted twice. We would rather overstate the visits and understate the conversion rate than hold something that could tell the two apart.

What is not recorded

• Your IP address. It is used to rate-limit the form and then discarded.
• Any cookie set by us. We set none at all.
• Which pages you moved between, or in what order, or for how long.
• Anything you typed into the form but did not send.
• Anything about you after you close the tab, unless you sent the form.

One thing is kept for the length of the tab: the web address you arrived on, held in your browser’s own session storage. It is there so that if you reload or press back, an enquiry you send later still knows which advertisement brought you. It is never sent anywhere on its own, and it is gone when the tab closes.

Facebook and Instagram

The ads run on Meta, so the page carries the Meta Pixel and reports two things back to Meta: that the page was opened, and that an enquiry was sent. If you sent the form, the enquiry is also reported from our server, with your email address, phone number and name irreversibly hashed before they leave us. Meta uses that to tell the owners which advertisement produced an enquiry. We cannot switch off what Meta does with it after that; a browser or extension that blocks tracking stops it, and nothing on this page will work worse if you do.

If you send the form

Then you have asked us for something, and we keep what you gave us: your name, email address and phone number, the time, and which advertisement you arrived from. It goes to Alex Cherry at Forbes Stynes Real Estate so he can ring you, and it is stored so that a failed email never means a person who asked for a call does not get one.
